
Laneway vs Garden Suite vs Multiplex: Toronto Guide | RCSQ
Toronto’s housing landscape has shifted dramatically over the last few years. With the introduction of new bylaws and the "Expanding Housing Options in Neighbourhoods" (EHON) initiative, homeowners now have more power than ever to add density to their property. However, with new opportunities come new terminologies.
At RCSQ, we often find that homeowners use the terms "laneway suite," "garden suite," and "multiplex" interchangeably. While they all fall under the umbrella of infill housing, they are governed by different rules, costs, and site requirements. Here is the breakdown of what you need to know.
1. The Laneway Suite
A laneway suite is a self-contained residential unit located in a detached building at the rear of a property, specifically one that abuts a public laneway.
Key Requirement: Your property must touch a city-maintained laneway.
The Benefit: Because they face a laneway, these suites often have their own "street address" feel and provide excellent privacy from the main house.
Logistics: Emergency services (fire and EMS) typically access the suite via the laneway, which can simplify some of the "travel distance" requirements found in other builds. The Emergency travel path width from a side main house wall is 0.9m to 1.0m.
2. The Garden Suite
A garden suite is very similar to a laneway suite—it is a detached building in the backyard—but it is located on a property that does not abut a laneway.
Key Requirement: Access to the suite is provided through a side yard or "pathway" from the main street.
The Challenge: Finding 7.5m of distance between the back of the main house to the closest face of the garden suite wall in order for someone to build 2 storeys. For a 1 storey garden suite, you need 5m from the back of the main house to the start of the garden suite.
The Benefit: This opened up thousands of Toronto lots that were previously ineligible for backyard housing.
3. The Multiplex
A multiplex is a single building that contains up to four self-contained residential units. Unlike laneway or garden suites, which are secondary buildings, a multiplex is usually a conversion of the main house or a new build that replaces the main house entirely.
The Benefit: Multiplexes allow for much higher density on a single lot. You could potentially have a four-unit main building plus a garden suite in the back (subject to specific zoning).
The Challenge: Converting an existing house into a multiplex often involves significant structural and fire-separation upgrades to meet the Ontario Building Code for multi-unit residential buildings.
Which One is Right for You?
The "best" option depends entirely on your lot's dimensions, your financial goals, and your long-term plans for the property.
If you want to generate rental income while keeping your main house private, a Laneway or Garden Suite is often the best choice.
If you are looking to maximize the total number of units on the property for a larger investment play, a Multiplex conversion might be the way to go.
